A 6,400 square foot lot on the side of a hill is going to be subdivided and sold. The investor figured out that 25% of the lot is just too steep to have much use in development of the lot. On top of that 3/16th's of lot is overrun by a brook. The rest of the lot is flat at that !

If 1/8th of the usable area of the lot is reserved for a road, how many square feet of usable area is the guy going to have left ?




A. 3150 square feet


Well, let's start converting the fractions and reduce them to their lowest common denominator.

25% or 1/4th of the lot equals 4/16th's.

3/16th's (the brook)  plus the 4/16th's equals 7/16th's.  

If we subtract the fraction 7/16th's from the whole lot, represented by 1, if 1-7/16th's, then we have 9/16th's remaining for usable land.

1/8  (the road) is 2/16th's.

1/8th times the 9/16th's usable land equals 9/128 for roads (by using the common denominator 128).

9/16th's usable land minus 9/128 for the roads or when converted using the common denominator 72/128 minus 9/128 equals 63/128 total usable land.

6400 square feet divided by 128 equals 50 square feet. 

63 times 50 equals 3150 square feet.
