David,

I must say-you are quite the prolific blogger. I think we need to provide the clients with as much information as possible. There is an abundance of information available to the public, but some of it is not accurate. It is also a good idea to enroll other industry experts i.e. finance, inspectors, accountants and attorneys. In my office we have pre-made information packets for all my agents to use with their clients which detail all the information necessary for a buyer or seller. They also contain a checklist for the agent- so they can keep track of what information they have reviewed with the client.

Thank you for your kind remarks, Billie. Having the pros around to answer questions is a necessity. The client packet is a great means for educating a client because the distinctions and intricacies are not always clear to them. I also agree that, because of the abundance of information available, reducing the size of the data, to the lowest discernible common denominator, is a good thing. The very highly complex and profound components of commerce become much simpler for them to understand.  Many thanks.

My clients trust everything I tell them and follow through so  Iahve to be really careful not to ever misform them in anyway.  I try to give good advice to help them even if it means losing a deal.
