Listing Your Home for the holidays

Long time ActiveRain member and successful real estate professional Jon Kolsky makes beautiful Long Beach, California his home and place of business. He's got some good words for you when it comes to listing homes for the holidays !

Listing Your Home for the holidays

In light of the holidays looming, sellers regularly question if they should abort their home on the market or keep it listed? And for homeowners that haven’t listed their homes yet, should they hold off till after the first of the year? Or even just wait until spring?

Traditional perception says that you shouldn’t try to sell your property during such a busy time of year. The assumption is that likely home buyers are just too consumed with attending parties, buying presents, planning vacations, or even cooking meals. With all the hustle and bustle of the Holidays, buyers don’t want to waste time with a real estate agent riding around looking at properties.

The fact is the home buying season is now year-round & traditional wisdom might not be so true anymore with the Internet, smartphones; buyers are more connected and have an "always-on" daily life.

Here’s something’s to contemplate during the holidays, or even in January when it comes to listing your home. Today’s lifestyle “buyers don’t stop looking online” Serious buyers are always looking these days — and the holidays are no exception. Sincere buyers check out the latest listings through a Mobile app before bed or throughout the day during the holidays.

The competition — the inventory — is typically less demanding. Sellers think about this…With the inventory for suitable homes often tightens this time of the year, at a time when motivated buyers are out there looking there are no doubt buyers are hoping to see new inventory.

Consider listing right after Thanksgiving— especially if there’s a lack of decent inventory in their area. Serious buyers want to get into your home before the year ends and from what I am seeing; buyers will be motivated and want to see your home, in spite of what the calendar says.
