Who else in ActiveRain will pass on important information and alerts about the criminals in this business, Hannah ?

I haven't found anyone else that does it regularly out of the hundreds of thousands of members.

The good guys and gals among the flock need to know !

ActiveRain should have a feature forum dedicated to real estate fraud alerts.

There's so much information, including new press releases about real estate fraud every single day, that I can't post it all in a timely fashion working alone.

Half of each day is spent researching real estate fraud and the other half lamenting about it and trying to overcome the slump that it creates in my energy level.

David, I have contacted the FBI, to no avail.  I think in CA there was just too much fraud.

I forgot to mention that they not only wreck banks, credit unions and families-- they destroy those who remain behind and lower values for everbody else, often making it virtually impossible as of late for people to refinance and get a lower interest rate.  That's where I am today due to all the fraud in my neighborhood.  60 of the 600 homes in my gated, golf course subdivision were obtained by fraudulent loans.  NOD placed on them within 3-6 months, all 100% financing, and those 60 are just the real estate licensees who bought using 100% stated incvome loans.  Only available to O/O loans, and the MLS shows the house vacant, or has tenants.  One lady bought two $1M+ homes within 18 days of each other, using two different lenders.  Insane.

Our FBI field office has always been great, Gary. They have an outstanding commitment to protect the community. I'm very proud of what they do to combat fraud in Memphis. Because of racial tension, disability, familial issues, and lending practices fair housing is still, tragically, a terrible problem in the deep South. Racism is a disease.

Incredible losses, Gary.

I've seen a great deal of fraudulent misrepresentation in Shelby and Fayette Counties over the many years that I've been licensed.

I've seen unscrupulous investors and dirty slumlords in the past seeking fraudulent means to obtain property for housing or profit.

Section 8 housing recipients committing fraud, crooked county officials who get kickbacks, and slumlords who benefit from the proceeds.

The predatory levels of taxation in this community are a catalyst to fraud.

I've researched so much fraud over the years that the business is scary. Very scary with licensed criminals by the hundreds and property managers with lengthy criminal records.

I've said this many times:

The more difficult it is to obtain financing for a home through new legislation, the more convoluted and sophisticated the crimes will become to defeat the measures that are in place to protect buyers, sellers and lenders.

A new class of the FBI white collar division is needed to combat real estate fraud.

Banks have less money to lend because of less interest in mortgage backed securities.

The public-at-large will never understand the alarming sophistication of the MBS market.

Real estate professionals have a much greater task at hand because of the egregious fraud that occurs every single day.

It's damned heartbreaking.
