David, that is simple and to the point. I can think of a few who need to heed this advice.

Posted by Tammie White, Broker, Franklin TN Homes for Sale (Franklin Homes Realty LLC) over 7 years ago

Thank you, Tammie. Your listings are outstanding, beautiful and a delight to see. It's an honor to hear from you.

Agreed! A real estate license can help many and in the wrong hands, it can harm others. Be ethical, always!

Integrity and honesty are rewarding, Christina. Your good name is worth more than anything you can buy. Protecting it is very tough if the real estate profession, lending and mortgage banking is full of dishonesty. Thanks for your thoughts. It's nice to hear from you.

I was thinking of this today( again). Realtors have such a bad reputation ( in general)... I understand why. It is sad, that is is not few, but....many choose these rotten ways: only money rules~ nothing and no one else matters.

Greed is in part the run-off condition of great fiancial losses, Inna. It's a tragic psychological anomaly driving one to attempt to aquire something for nothing, the desperate need for some to recover losses and, for the worst of the lot, the need to remorselessly ruin the lives of others.

Avoid the appearance of wrong - even of it is on the level. That should be rule one in this business!

Posted by Gary L. Waters Broker Associate, Bucci Realty, Fifteen Years Experience in Brevard County (Bucci Realty, Inc.) over 7 years ago

There's absolutely nothing level, flush, flat or planed about real estate fraud on any surface, Gary. Skimmed, maybe....

Thanks for sharing your thoughts.

David, unfortunately for some I think there is a fine line between knowing what is and isn't mortgage fraud.  Sure for others the distinction is clear and choose to cross the iine for "greed"...some just don't know any better!

Posted by Nick T Pappas, Madison & Huntsville Alabama Real Estate Resource (Assoc. Broker/Broker ABR, CRS, SFR, e-Pro, @Homes Realty Group, @HomesBirmingham & Providence Property Mgmnt, LLC Huntsville AL) over 7 years ago

As example, Nick, as long as the mistress doesn't get cash back from her boyfriend, who just happens to be her buyer's agent, at closing, the boyfriend aka agent would lower the risk of being accused of having an undisclosed interest in the property.

Just a worst case scenario for perusal. :-)
