David, the instances of real estate fraud is alarming. Some of the schemes I was reading in your posts are very elaborate. Straw buyers in short sales are something I've been on the alert for the last few years.  Once in a blue moon, I get a call from a so-called investor on one of my listings who says they'll negotiate the short sale for me and my clients. Then they'll let me list it for re-sale. No, thank you. If it doesn't sound right, it isn't. I would never give up my responsibility to my clients to anyone, especially an investor I don't know.

The offenders and recent cases, are some of the most crafty, cunning, dodgy, deceptive and dangerous that I've ever seen. Pamela. Their new methods are highly skilled in deception because of the tough changes to standards and practices. The industry needs a courageous group of fraud examiners to deal with the advancing levels of sophistication that target vulnerable homeowners and lenders. Real estate professionals should arm themselves with a battery of knowledge, a watchful eye, be prepared to recognize a red flag and take immediate action.
