David, I have caught a few of your posts before in this series, but I am now subscribing because you have exposed so many frauds.  Congratulations on your research, it is extensive.

Oh my!  This is certainly an eye-opener!  Thanks for the comprehensive list David.  I am definitely going to spend some time reading this.

David, honest real estate professionals have much to overcome--these bb's are the bad apples.

Great information, and we do appreciate your efforts in digging up all of this, David.  It is great to see how some of the stories we have heard about a few years ago, has now a final story with the conviction and punishment of those in our neighborhoods!

Posted by Dan Hopper, Denver Realtor / Author / Advocate/Short Sale (Keller Williams Realty Downtown LLC) about 8 years ago

I'm always upset about it on one hand, Pamela, and on the other proud that the FBI and DOJ are working overtime. It's tough for the righteous within our profession because of the criminals that lurk within our ranks. With pay option arms resetting and a new wave of foreclosures, 2012 will be a challenging year. Criminals are always looking for new ways to exploit distressed homeowners.

I too thank you for your efforts and have subscribed to your blog, cheers cvc

Posted by Curtis Van Carter, Your Napa Valley Broker Extraordinaire (Better Homes & Gardens Wine Country Group) about 8 years ago

Thank you, Dan. Lot's of work ahead for all of us to make it right. The DOJ can't do it alone. We have a responsibility to the business as a whole which goes far beyond the Realtor® brand. Many nights I can't sleep wondering if it ever will be right for good agents who've dedicated their lives to making integrity minded decisions for their brokerages, colleagues and clients. It's extremely painful reviewing the dozens of indictments, sentences, charges, lists of victims, losses to lenders and so very much more distressing information involving real estate fraud every single day. Closing attorneys, real estate agents, appraisers, straw buyers, lenders, and others involved in fraudulent real estate transactions all in prison. The crime base is growing and pandemic. It has to be stopped. Our nation seems nearly helpless and at the mercy of the most catastrophic wave of real estate, banking and financial fraud ever known to mankind.

Curits, I'm honored to know you, and thank you for subscribing. As a physicist, as indicated in your fine profile, you understand the perils of working with accelerators. A beloved childhood friend, also a physicist, was killed by radiation exposure working on the SLAC accelerator in Menlo Park several years ago. The tree in the photo below was planted in his memory at SLAC and a tribute to him at this link:

David -- Thank you again for keeping this information flowing.

May you and yours enjoy this holiday season.

Wow. That list kind of made me sad. I cannot imagine why someone would want to risk everything on any of that. Honesty is really the best policy.

Posted by Lindsey Hasford, Bringing you home... (Edina Realty) about 8 years ago

David, it never ceases to amaze me that people seem to think that rules were made to be broken and that so many don't 'do unto others as you would have them do unto you'

Posted by Vickie Nagy, Vickie Jean the Palm Springs Condo Queen (Coldwell Banker Residential Real Estate) about 8 years ago

Thank you, Steve. Many thanks for sharing your kind thoughts, and very happy holidays.

Posted by David Saks ((retired)) about 8 years ago

Getting worse, Lindsey. It's a silent disaster. Thanks for your note.

Posted by David Saks ((retired)) about 8 years ago

The people who believe that the rules were made to be broken , Vicki, are the same people dining on peanut butter and jelly sandwiches behind barbed wire fences and guard towers. Glad to hear from you.
